WHAT IS TITLE INSURANCE?
Title insurance provides coverage for certain losses due to defects in the title that occurred prior to your ownership. For example, fraud or forgery that might go undetected until after closing. These issues can jeopardize your ownership and investment. Title insurance is designed to cover your rights to the property.
WHO PAYS FOR TITLE INSURANCE?
It is customary for the seller to pay for the Owner's Policy. If there is a new loan, the buyer pays for the Lender's Policy. The cost varies, depending mainly on the purchase price of the property. There is a one-time premium which is paid at the closing. If you are refinancing, the lender will require a lender’s policy to cover their particular loan. In which case, the premium is based upon the loan value.
WHAT DO I NEED TO BRING TO CLOSING?
You will need to provide current photo identification:
The funds needed to close will need to be in the form of a cashier’s check, or wired directly into our escrow account. We do not charge additional fees to accept wire transfers for purchase funds, nor do we charge to wire proceeds from the sale of property.
DO I NEED A REALTOR?
By law, a realtor is not necessary to buy or sell property. However, a real estate agent is a professional that possesses the knowledge and resources to make your transaction smooth and successful. They are committed to bringing a high level of integrity to the industry from the beginning to end of a transaction. Even thereafter, a real estate agent remains committed to answering your questions and meeting your real estate needs. Buying or selling a home involves one of the biggest financial investments most people experience in their lifetime. Considering the risks involved, it is wise to consider appointing a realtor.

An in-house attorney is available to answer any complex legal and contractual issues for which you may have concerns. An attorney or knowledgeable legal professional sits with you at the closing to explain the documents being signed.
We are flexible to meet your schedule if you cannot close during normal business hours of 8 to 5.
We will close at your location, your lending institution, or real estate company to meet the needs of your busy schedule.
